A little about Kexby Avenue

We know this area extremely well having lived nearby. It is a five-minute walk to local takeaways, restaurant and the International Food Store which also sells basics like fresh milk and bread. There is a local pharmacy and a launderette with a leave your washing and collect later service. It is important to say this house is not a ‘party’ house as we have neighbours who leave early for work. We therefore prefer to rent to Masters, PhD, PGSE students or occasionally mature students. Students who have lived here have chosen the house due to the university proximity: they want to work hard to complete their studies. The bus stop to university is two minutes’ walk away and the city centre/railway station bus stop is four minutes away. The Co-op supermarket is a six to eight-minute walk. Morrisons, Lidl and Waitrose supermarkets are fifteen to twenty minutes’ walk. There is off-street parking for two small cars.

Before students move in the leaving students will leave the house thoroughly cleaned (part of their contract and remit with regards to deposit return) in addition we always employ a professional cleaner to do a further deep clean. The cleaner is also available to continue cleaning on a regular basis if a new tenant group wish to employ her directly. Before a tenancy begins all mattresses will be steamed cleaned and provided with a new mattress protector as part of our Covid-19 cleaning policy. The room and house will also be kept vacant for 72hours before new tenants move in.

Upstairs. This room has two windows facing the front of the house. There is also a washing machine that is also a clothes dryer (a washing line outside is also provided), a dishwasher, and a large fridge/freezer, a four-person toaster, kettle, microwave, and lots of pots, pans, mugs, glasses, cutlery, crockery, ceramic hob and an electric oven. Everything will be thoroughly cleaned before arrival.

The garden is laid out to lawn which the gardener will tend on a regular basis, cut the hedges, grass and keep the weeds at bay. The gardener is paid by the landlord.
